LANDLORD FURNITURE 4 U
Furniture Supply & Installation Agreement
This Agreement is made between:
Supplier: Landlord Furniture 4 U - A trading brand of Tenant Screening Ltd ("LF4U")
and you the Customer: ("Customer")
1. Scope of Agreement
This Agreement governs the supply, delivery and installation of furniture and associated products supplied by Landlord Furniture 4 U.
The products supplied are detailed within the accompanying quotation, order confirmation or invoice, which forms part of this Agreement.
2. Quotation
Quotations remain valid for 30 days unless otherwise stated.
Furniture availability may change due to supplier stock levels.
LF4U reserves the right to substitute unavailable items with products of equal or greater quality after consultation with the Customer.
3. Orders
An order becomes binding when:
· the quotation is accepted;
· this Agreement is signed (or accepted electronically); and
· any required deposit has been received.
4. Payment
Unless otherwise agreed:
· 50% deposit payable upon order.
· Remaining balance payable no later than 48 hours before delivery.
LF4U reserves the right not to schedule installation until cleared funds have been received.
Late payments may incur statutory interest together with recovery costs in accordance with the Late Payment of Commercial Debts (Interest) Act 1998 where applicable.
5. Ownership
Ownership of all goods remains with Tenant Screening Ltd trading as Landlord Furniture 4 U until payment has been received in full.
Risk passes to the Customer immediately upon completion of delivery.
6. Delivery & Installation
LF4U will use reasonable endeavours to deliver within agreed timescales.
Delivery dates are estimates only.
Installation includes:
· Positioning furniture
· Assembly
· Removal of packaging
Where purchased, removal and disposal of existing furniture will also be carried out.
7. Customer Responsibilities
The Customer agrees to:
· Provide unrestricted access to the property.
· Ensure parking arrangements are available where possible.
· Ensure utilities are operational if required.
Ensure the property is safe for installation.
Advise LF4U of any restrictions including:
· narrow staircases
· parking restrictions
· listed buildings
· access limitations
· permits required
Any aborted delivery caused by lack of access may incur additional charges.
8. Delays Outside Our Control
LF4U shall not be liable for delays caused by:
· Supplier shortages
· Manufacturer delays
· Traffic incidents
· Adverse weather
· Industrial action
· Force majeure
Reasonable alternative dates will be offered.
9. Acceptance
The Customer shall inspect the installation upon completion.
Any visible defects must be reported within 48 hours.
Failure to notify LF4U shall constitute acceptance of the installation.
10. Product Warranty
Manufacturer warranties apply to individual furniture items.
LF4U will assist customers in processing warranty claims where appropriate.
Normal wear and tear, misuse or accidental damage are excluded.
11. Damage
LF4U accepts responsibility for damage directly caused by its installation team through negligence.
Existing defects or hidden structural issues are excluded.
LF4U shall not be liable for:
· cracked plaster
· defective walls
· concealed pipework
· concealed wiring
· pre-existing defects
unless caused by negligence.
12. Customer Changes
Once furniture has been ordered from suppliers, changes or cancellations may not be possible.
Where accepted, cancellation charges may apply.
Special-order or bespoke items are non-returnable unless faulty.
13. Returns
Furniture cannot be returned once installed unless:
- faulty
- damaged on arrival
- materially different from the agreed specification
Nothing in this Agreement affects the Customer's statutory rights where applicable.
14. Limitation of Liability
LF4U's total liability shall not exceed the total contract value.
LF4U shall not be liable for:
- Loss of rent
- Loss of profits
- Loss of business
- Indirect losses
- Consequential losses
except where liability cannot legally be excluded.
15. Photography
LF4U may photograph completed installations for marketing purposes.
No identifying information or tenant information will be disclosed.
Customers may opt out by notifying LF4U before installation.

16. Data Protection
Personal information shall be processed in accordance with UK GDPR.
Customer information will only be used to fulfil the contract unless otherwise agreed.
17. Governing Law
This Agreement shall be governed by the laws of England and Wales.
The Courts of England and Wales shall have exclusive jurisdiction.
18. Entire Agreement
This Agreement together with the quotation and invoice constitutes the full agreement between the parties.
